How Timeshares Work
and how mayanresorts works as well
Some people see them as the opportunity of a lifetime, an occasion to possess a part of a gorgeous resort where they can have a dream holiday every year. Others consider they are shady deals to be avoided at all costs. And plenty of people sit down through the sales pitch just to get the free offerings.
Most of us have either been approached by somebody with propose to buy a timeshare, or we know someone who has. Although they have a reputation as scams, nearly all timeshare deals are authentic, legitimate real-estate offerings. However, that does not necessarily mean they are a good idea for everyone.
Usually, when you think about buying real estate, you imagine a complete piece of property that you will own by yourself. You can then use it whenever you want and do whatever you want with it.
A timeshare is a different kind of real-estate purchase. Instead of paying full price for the property and owning it yourself, you pay a share of the price. This share allows you to use the property for a certain period of time every year. The rest of the year, other people who purchased shares get to use the property. How long you get to stay there depends on your share. A 1/52 share will get you one week per year.
A timeshare provides a nice place to stay while on vacation, so people who tend to return to the same vacation spot year after year are prime candidates for timeshare ownership. They never have to worry about finding accommodations for their annual trip, and the property is maintained for them, although share owners do have to pay maintenance fees.
Timeshare prices can vary tremendously based on share size, location and time of year, not to mention all the variables that affect any other real-estate value, such as condition of the property and the market for timeshares at the time.
At Mayan Resorts you could have a very nice place for a resonable price. With the big advantage that you will own a timeshare in places where everybody wants to go, this will empower you to have more possibilities for exchanging your unit in wonderful places around the world. Additional because Mayan Resorts is a chain you have the option for using the different possibilities that Mayan Resorts offers you, as Mayan Palace, The Grand Mayan, Sea Garden, etc.
Then you should take real advantage of this and enjoy your vacations very much.
Ecological Mayan Resorts Projects
The protection of the ecosystems is also a priority for tourism
Activities that have an influence on the natural ecosystem may be converted into generating forces with adverse effects on the environment, regardless; world development cannot not be detained. Therefore, the challenge is to complement the promotion of development with preservation and restoration activities aimed at obtaining an ecological balance.
Under this premise, Desarrollo Marina Vallarta, S.A. de C.V., has created a mega project called Desarrollo Turistico e Inmobiliario Grupo Mayan Puerto Peñasco, to be built on an area of 2,450.42 hectares, located in Puerto Peñasco, Sonora, which will include conservation activities per a detailed investigation of the species found within the vicinity of the project.
Taking advantage of the scenic value of the coast and the famous “Estero La Pinta” marsh, the Grupo Mayan Puerto Peñasco Tourism and Real Estate Development project proposes a spacious organization that includes room for areas, such as, tourism condominiums, hotels, and residential tourism related to commercial and service operations, with the added attraction of three golf courses, yet to be developed which, in addition to the ample green areas, will contribute to create an impressive and sophisticated landscape.
The polygon designated for the tourism complex includes part of the marsh known as the “Estero La Pinta,” which is actually a stream of tides whose flow is created by the interaction of coastal transportation and the flow of currents resulting in a protected body of water surrounded by a stable coastal band which separates it from the sea front.
The federal terrestrial maritime zone created by this body of water of 1,732,605.93 m2, as well as a surface of 1,037,200 m2 of the polygon of the property, has been proposed as an Ecological Conservational Area, which includes the future implementation of a scientific research project that incorporates, among other activities, monitoring rattlesnakes (Crotalus cerastes), tracking migratory birds, fostering nesting habits of oxpreys or the Fish Eagle (Pandion haliaetus ), and the Burrowing owl (Athene cunicularia), with this last species being of great importance because it is in danger of extinction, according to the Mexican Official Norm NOM-059-SEMARNAT-2001.
The activities mentioned above will allow the conservation and recuperation of the site’s native species habitat, associated with collateral support programs, such as, ecological paths and environmental education.
In order to develop this research project, specialists will work on issues of monitoring the: reproduction, population, ecology, and migration of a series of species carefully and strategically selected, with the purpose of evaluating the ecosystem with a tri-dimensional focus and not on a horizontal plane.
A virtual parachute will be created with the selected species, where the chain that individually involves each of the species, will form an intricate net of parameter elements. This will allow the conservation and protection of species that are directly and indirectly dependent.
As will be the case with the habitat, that is to say, all in all the goal is the integral conservation of the environment.
Biological Features in some Mayan Resorts Places
Rzedowski states three types of vegetation in the area of the research area which are described as follows:
Xerophilous scrubland or brush:
It covers the better part of the territory of the Baja California Peninsula, large extensions of the Coastal Plain and the low mountains of Sonora. Shereve (1951) states that in Northern Sonora Larrea tridentate (creosote bush) and Ambrosia dumosa (bursage) occupy the plains with deep soil, as well as, the lowest parts of the alluvian fans. The community is very poor in flora, especially in matters of woody species; Larrea and Ambrosia represent from 90 to 100% of the vegetation in areas of base-relief. Other shrubs or small trees like Prosopis, Cecidium, Olneya, Condalia, Lvcium, Opuntia, Fouquieria, Hymenoclea, Acacia, and Chilopsis, among others, appear on drainage routes. In that portion of the Sonora arid zone, sandy areas appear frequently, and in some places, there are more or less active dunes. Stabilization of these dunes is due mainly to galleta grass (hilaria rigida) or cereal grass, as well as, some cyanophita and moss.
Halophytic vegetation:
This vegetation is characterized by soil with a high content of soluble salt. This type of community, in matters of flora, physiognomy, and ecology, has very dissimilar forms that can be herblike, shrubs, and also arboreal. These varieties are also favored by soil with a high salinity. The Gramineae and Chenopodiaceae families are prominent and the Frankeniaceae species will be specifically mentioned due to their importance in Northwest Mexico.
Dune vegetation
It grows on sites occupied by smooth and low hills that are subject to constant movement because they are not consolidated. They present from moderate to high chemical saline characteristic; these sandy structures are mainly located along beach shores and the coast which is the reason why these species tolerate a high saline concentration. Ipomoea pes-caprae, Abronia marítima, Lycium californica, Abronia villosa, etc., arecharacteristic of these species.
Architectural concepts of Mayan Resorts Buildings
The concept of the Mayan Palace Hotel arose from the need for several vacation options. Not only different destinations but also for various activities, all with the same space and quality of contemporary minimalist forms each with its specific regional characteristics.
The Mayan Palace Hotels broke away from the traditional hotel schemes and designs existing in Mexico at the end of the 80’s and 90’s; always seeking to be avant-garde, they established guidelines for both Mexican architecture and the hotel industry itself, bringing the design parameters used in the Mayan civilization to the present age. They accomplished this by resuming the schemes of clean, massive, and impressive volume; the octagonal plotting of designs and orientation following a main axis, yet respecting the natural condition of the location thus providing amiable organic forms.
In 2002, The Grand Mayan was created as a challenging new project, following efficient design parameters with an emphasis on increased comfort and space in its rooms. New ideas took shape with more cosmopolitan and stylized forms, further innovated to include terraces with pools and finishing touches beyond the conventional; leading the Grand Mayan to become a pioneer in the hotel industry and establishing a new era in Mexican tourist resorts.
Presently there are 7 tourist developments in Mexico that blend the concept of modernisms with the respect for ancestral wisdom.
